Is Ashtami Good for Buying Property?

Does Ashtami tithi support property purchase? Traditional Panchang view, exceptions, and what to do instead.

Ashtami is the eighth lunar day. In many households it is linked with fierce or protective deities (especially during Navratri), which makes people ask: can I buy a house on Ashtami?

Short answer: Ashtami is usually not the first choice for property purchase or registration. Classical muhurat texts prefer stable, growth-oriented tithis — Dwitiya, Tritiya, Panchami, Saptami, Dashami, Ekadashi, Trayodashi — over Ashtami for immovable assets.

Why the caution? Ashtami energy is often described as intense or confrontational rather than settling. Property wants "sthira" (stable) symbolism: fixed Nakshatras, waxing moon, and calm weekdays. Ashtami can still appear inside a high overall score if Nakshatra, Yoga, and weekday are excellent — which is why a single-factor rule is weaker than a full Panchang score.

Krishna vs Shukla Ashtami: Shukla Ashtami (waxing) is still not a first-choice property tithi, but it is usually treated as milder than Krishna Ashtami (waning). Krishna Ashtami is the tithi of Janmashtami in some months and of several vratas; families often keep it for worship rather than registry. If both fall in your booking window, prefer Shukla Paksha and a fixed Nakshatra (Rohini, Pushya, Uttara Phalguni, Shravana, Uttara Bhadrapada).

Navratri Ashtami is a special case: Sandhi or Maha Ashtami is spiritually “loud.” That is a reason to do puja, not a reason to lock a sale deed. If your builder or sub-registrar only has that date, treat it as Neutral at best unless the full score is Good/Excellent, and keep the actual signing inside Abhijit Muhurat.

What to do on Ashtami instead: Site visits, loan queries, measuring, and family discussion are fine. Token money and registration are the steps that carry the “beginning” symbolism. Split the process: visit on Ashtami, sign on the next Excellent/Good property day.

Practical playbook: If your only free registry slot is Ashtami, check the ShubhHaiKya property score. If it is Neutral/Avoid, move paperwork to the next Good/Excellent day and use Ashtami for viewings or bank follow-ups instead. If Navratri Ashtami is culturally important for your family, prefer spiritual work that day and keep property signing for a stronger civil day.

Frequently Asked Questions

Is Ashtami bad for buying property?

It is generally not preferred. Prefer growth/stable tithis and confirm with a full Panchang score rather than tithi alone.

Can I register property on Ashtami if the score is high?

If the overall score is Good/Excellent because other factors compensate, many families proceed — ideally inside Abhijit Muhurat and outside Rahu Kaal.

What tithis are better for property?

Dwitiya, Tritiya, Panchami, Saptami, Dashami, Ekadashi and Trayodashi (especially in Shukla Paksha) are traditionally favoured.

Is Navratri Ashtami good for a house registry?

It is a strong day for worship, not a default muhurat for immovable property. Use the full score; if it is only Neutral, shift the deed.

Can I pay token on Ashtami and register later?

Yes. Many families treat token as reversible and keep registration for a higher-score day with a stable Nakshatra.
